Goodbye
This is my last article as the association’s chief executive – an occasion which is naturally tinged with some emotion. For me, the last decade has been hugely absorbing, very exciting, wholly satisfying and totally enjoyable – yet ten years is a fair length of time. There is such a thing as overstaying your welcome. I leave at an opportune time when a new government is in place which we hope will take this wonderful £110bn tourism and hospitality industry far more seriously than it has been taken in all the 13 years of the last administration. That can only be good for the industry. The industry won’t get all it wants but I feel confident that our arguments will be listened with care and sympathy. more

RCI report on the rise of mixed use resorts
The Resort Development Organisation (RDO), Europe’s leading association for the shared vacation ownership industry, is guaranteeing something for everyone at its first timeshare conference later this year.

The event, entitled RDO1, takes place at the Don Carlos Leisure Resort & Spa in Marbella, Spain, from October 4 to 6, and promises to be an interactive and insightful industry get-together. The forum-style format of the conference makes it the ideal opportunity for interested parties from the hotel, leisure and hospitality sectors to meet with experts from the shared-vacation ownership sector to learn more about the industry and its different product models.

RCI, the world’s leading holiday exchange network, will be a Platinum Sponsor of the RDO1 event. Dimitris Manikis, vice president of business development for RCI Europe, said: “RDO1 offers everyone in the shared-ownership market a chance to create a bright and dynamic future.

“The RCI team looks forward to meeting those who may be considering entry into the timeshare and fractional businesses so that we can discuss the many benefits it brings to both resort developer and guest as well as its many European affiliate partners who have trusted RCI to be their exchange partner for more than 25 years.

The rise of mixed-use resorts – combining hotel and timeshare accommodation in one development – is a major area of industry growth. It is relatively simple to transform a floor of hotel rooms into timeshare accommodation and the return on investment is both swift and significant – if the destination is right.

The advantages are obvious according to Richard McIntosh, managing director of Hilton Grand Vacations EMEA, which operates five resorts in Europe and the Middle East, all affiliated to the RCI holiday exchange network. He is also the present RDO chairman. “Being a mixed-use resort means benefiting from shared manpower and shared facilities,” he said. “You can give guests more facilities than would otherwise have been possible for either a hotel or a timeshare resort.

“Shared-ownership resorts typically have higher occupancy levels, which is good for year-round occupancy at the hotel, as well as benefiting revenue streams from food and beverage, and other facilities. Meanwhile the shared-ownership operation benefits from having hotel guests as a natural source market for potential customers… it really is win-win.”

Mr. McIntosh, said RDO1 was a great opportunity for hoteliers to discover more about the mixed-use resort concept, as well as gaining insight into how the hotel and timeshare industries could work together. “We’re all in the same business really – looking after guests in holiday accommodation,” he said. “If anything, now is the perfect time to encourage more integration between the two industries because there are real opportunities to be had.

“Hoteliers have traditionally seen timeshare as a competitor, but in reality our two sectors are more complementary than competitive. For instance, we’ve found that owners use our hotels even more after purchasing a timeshare than they did before.” Mr. McIntosh said the credibility of RDO (formerly known as the Organization for Timeshare in Europe and founded in 1998), meant the conference was the ideal place for operational executives and general managers of hotels to learn about the industry. “RDO is recognized by government authorities and was consulted by EU ministers during the drafting of the timeshare consumer legislation, due to come into force next year. RDO is by far the main player in Europe and this is the event to meet development teams and gain a greater understanding of the industry.”

• Several members of RCI’s European Business Development team and senior executives will be attending RDO1 and will be available to meet delegates on a one-to-one basis to discuss all aspects of entering or operating in the shared-vacation ownership market.
