Studio One Eleven are repurposing three former factory buildings in the Arts District of Downtown Los Angeles to create a new 1.8ac (0.7ha) mixed-use campus that will reanimate a derelict site and recall its heritage.

The industrial typology of the local area sees the design for 2110 Bay Street making adaptive reuse of the three structures with the final result to be a mix of old and new.

The frame of an industrial shed will be retained, with sections then infilled for ground-floor retail and a mezzanine level and industrial-style skylights added.

The two other buildings will be updated to house residential and office space, with the roofline of one to emulate the existing sawtooth rooflines of other buildings in the area.

A network of pathways between the buildings will allow each individual workspace to have its own entry, helping to strengthen a sense of identity for each tenant.

There will also be outdoor spaces between the buildings for meetings and socialising.

The location of 2110 Bay Street in the up-and-coming Arts District makes it well placed to capitalise on and contribute to the growing footfall of the pedestrian-friendly neighbourhood, with its proliferation of dining, shopping and activity offers.

The development will provide 45,000sq ft (4,200sq m) of retail space, 100,000sq ft (9,300sq m) office space and a hundred live/work units.

It is expected to be complete within three years.
